TRACK RECORD IN LEADERSHIP
Portfolio Hotels & Resorts was founded in 2004 by Helmut Horn and Graham Hershman, pioneers in the hospitality industry who had previously created Coastal Hotel Group in 1985. While at Coastal, Horn and Hershman were responsible for managing luxury destination properties, including the Highlands Inn, Carmel, California; Bitter End Yacht Club, Virgin Gorda, British Virgin Islands; Hotel Jerome, Aspen, Colorado; and Salish Lodge and Spa, Snoqualmie, Washington. The two visionaries also created the Hawthorne Suites brand in 1986. Their collective professional experience covers hotel management spanning the globe, including North America, the Caribbean, Europe, Asia and the Middle East. In 2004, Horn and Hershman departed Coastal and focused on developing Portfolio Hotels & Resorts, rapidly growing to more than a dozen hotels within the first 18 months.
Today, Portfolio’s Executive Chairman Helmut Horn and CFO Graham Hershman lead the full-service hospitality management company. They have employed a tenured, corporate management team, all skilled and knowledgeable veterans in the hospitality industry, to bring innovation and expertise to operations, sales, marketing, revenue management, human resources, finance and technical services at both the franchised and independent hotels in which they operate.
TRACK RECORD IN OPERATING LARGE FULL-SERVICE HOTELS AND GOLF RESORTS
The Hilton Chicago/Oak Brook Hills Resort & Conference Center is one of the most exciting success stories in Portfolio’s long list of accomplishments. The 386-room property, which is a major Midwest destination for meetings, golf and recreation, was running less than 70 percent RevPAR index with an annual occupancy of under 50 percent as a nonbranded hotel when acquired by the company in 2014. Upon assuming management, Portfolio repositioned the property as a Hilton, built effective sales and revenue management efforts, maximized golf revenue opportunities, substantially upgraded the food and beverage product and restructured the hotel with a focus on profitability. Within six months, the hotel was delivering a RevPAR index of 100 percent and greater, well on its way to achieving a one-year target of 110%+. In 2016, the hotel underwent a property-wide renovation, reminiscent of iconic mid-20th century leisure destinations, while incorporating the most advanced technology and lavish enhancements. Today, Hilton Chicago/Oak Brook Hills Resort stands as a crown jewel of Chicagoland.
In similar style, upon assuming management of the 802-room Sheraton Gateway LAX in August 2008, the trailing 12-month RevPAR index was under 100 percent. By year end 2010, RevPAR results consistently reflected an index of 108 percent or greater. During the economic downturn, Portfolio also maintained 2008 GOP margins in 2009 and 2010 despite an 18 percent RevPAR decline in the comp set. During this same period, Portfolio also successfully transitioned the Hilton Greenville after assuming management, increasing the trailing RevPAR index by 6 points in the first year. This was accomplished while reducing cost margins and cost per occupied room.
POSITIONING AND OPERATING UPSCALE URBAN HOTELS
Portfolio Hotels & Resorts’ most recent successes with Chicago’s Kinzie Hotel and Hotel Chicago-Illinois Medical District stem from a long track record of achievements with boutique hotels in highly competitive urban and destination markets. The Kinzie was successfully transformed from the Amalfi Hotel in 2014 to its present identity, embracing Chicago’s roots and cultural heritage, with a focused dedication to guest experience through a “Chicago Starts Here” mantra. The hotel consistently ranks in TripAdvisor’s top 10 percent of all Chicago hotels and operates in excess of fair share on an ongoing basis. Portfolio has delivered similar results with Hotel Chicago-Illinois Medical District, which opened in 2016 in the city’s thriving West Loop neighborhood. This unique property incorporates a focus on world-class art in public areas, presenting permanent and rotating gallery-style exhibits in lobby and guest hallways. In addition to numerous accolades, USA Today has called the hotel one of Chicago’s best affordable options.
POSITIONING AND OPERATING LEISURE DESTINATION & SPA FACILITIES
The historic Casa Munras Garden Hotel & Spa in Monterey, California, a boutique hotel featuring a full service on-site spa, underwent a significant transformation recently, upgrading the overall product and guest experience. The focus was on repositioning this unique Old Town Monterey property into a full-service destination for meetings, leisure packages and spa getaways. The goal was to produce premiums in market share and join Portfolio-managed sister hotels Monterey Bay Inn and Spindrift Inn (previously named TripAdvisor’s no. 1 most romantic hotel in the US), at the top of area hotel rankings.
The upscale Harvest Inn in Napa Valley was another previous Portfolio success story, consistently delivering rate growth at twice the market for multiple consecutive years while under Portfolio’s direction, ultimately achieving an annualized ADR in excess of $390 while consistently maintaining fair share in occupancy.
